Operator Terms of Engagement

By applying to become an operator, connecting your portfolio, accepting bookings or using the Operator Portal, you agree to these Terms.

1. Becoming a Weemzy operator

Joining Weemzy is subject to approval. We may ask for information about your business, portfolio, insurance, licences and team. Creating an account does not mean you are approved. Once approved, you can manage properties, distribute inventory and accept Weemzy bookings.

2. Your relationship with Weemzy

Unless agreed otherwise in writing, your relationship with Weemzy is non exclusive; you can continue operating through other channels. Weemzy does not guarantee any minimum bookings, occupancy or revenue. If you also own properties or book as a guest, the relevant terms for those roles also apply.

3. Permission to operate properties

You must have legal authority to manage and market every property you list on Weemzy; through ownership, a management agreement, a lease, a written owner mandate or another lawful arrangement. We may ask for proof. Do not submit properties you are not authorised to manage.

4. Creating and managing listings

Listings are created and managed by operators through the Operator Portal. Owners do not create listings directly. You are responsible for keeping all listing information accurate and up to date, including description, location, photos, amenities, bed configuration, guest capacity, house rules and check-in details. Content must be owned by you or properly licensed. Update listings promptly if anything changes. Weemzy may adjust how content is displayed for consistency across the platform.

5. Availability & pricing

Availability shown on Weemzy must be real. You are responsible for keeping availability, rates, minimum stays, fees, restrictions and blackout dates accurate at all times. Confirmed bookings must be honoured. Take reasonable steps to prevent double bookings. Where a property operates under a coordinated Weemzy model, pricing or inventory rules may be set centrally under the agreed arrangement.

6. Your PMS and channel manager

Weemzy provides a built-in PMS and channel manager as part of the platform. This is your primary tool for managing listings, availability, rates, reservations and guest records from one central dashboard. Through Weemzy's channel manager, your inventory is automatically distributed to over 400 OTAs and booking channels, including Airbnb, Booking.com, Expedia and more with no manual updates required. You are responsible for keeping your account credentials secure and notifying us promptly of any sync or connectivity issues. Where systems conflict, the agreed System of Record takes priority.

7. Booking sources

Every booking must accurately record where the guest came from, Weemzy website, Guest Services, WhatsApp, phone, walk-in, corporate, OTA or another channel. Booking source must not be altered to avoid fees or attribution. Bookings may still be processed through Weemzy regardless of their original source.

8. Creating bookings for guests

Approved operators may create bookings on behalf of guests from WhatsApp, phone, walk-in, social media, corporate or other direct channels. The guest does not need a Weemzy account first. Enter guest information accurately and provide them with the applicable Guest Terms. Guests may later claim their booking by verifying their phone number.

9. Managing reservations

Keep all booking information accurate property or unit, dates, guest details, price, payment status, cancellation terms and check-in information. Changes and extensions are only confirmed once availability, pricing and payment are completed. Weemzy generated bookings must not be moved off-platform to avoid agreed fees.

10. Your responsibility to guests

You are responsible for the day-to-day hospitality experience at every property you operate. This includes preparing the property, check-in and checkout, guest verification, access management, housekeeping, utilities, guest communication, maintenance and incident handling. You must meet the service standards agreed with Weemzy.

11. Cleaning, maintenance & safety

Every unit must be clean, safe, functional and consistent with its listing before each guest arrives. Respond quickly when something goes wrong and block affected inventory until resolved. Do not ignore or hide known serious defects. Comply with all relevant safety, fire, building and public health requirements. Report serious safety incidents to Weemzy immediately.

12. Payments & security deposits

Payment collection responsibilities depend on the agreed commercial arrangement and may sit with Weemzy, the operator or an approved payment provider. Where pay-at-check-in is enabled, follow the agreed process and update payment status promptly. Do not charge guests undisclosed fees. Security deposits, refunds, chargebacks and reconciliations follow the applicable payment policy and commercial agreement.

13. Fees, commission & payouts

Weemzy charges a commission of 10% on each completed booking. Additional fees, including subscription or integration charges, may apply and will be set out in your Commercial Schedule. Your statements will show how earnings are calculated. Payout timing and settlement terms are confirmed in your Commercial Schedule. Raise any statement errors within 7 working days. Revenue is not pooled between operators unless expressly agreed.

14. Cancellations & guest relocation

Only cancel a confirmed booking where genuinely necessary. If you cannot honour a booking, notify Weemzy immediately. Depending on the circumstances, you may be responsible for guest refunds, relocation costs, price differences and service recovery. Where possible, we will work together to find suitable alternative accommodation. Guest cancellations, no-shows and refunds follow the terms in the Booking Confirmation.

15. Shared or multi-operator buildings

Where a building has more than one operator, Weemzy may coordinate it as a single professional hospitality environment. This may include shared rules on pricing, guest verification, check-in, housekeeping, brand standards and booking allocation. Specific rules are set out in a separate Building Schedule. Weemzy may allocate bookings between eligible apartments based on availability, category, guest requirements, quality, ratings and performance. Each operator remains responsible for their own apartments. Revenue is not pooled unless all parties have expressly agreed in writing.

16. Performance standards

Weemzy may monitor performance to protect guest experience and platform quality. This may include guest ratings, cancellation rate, response time, listing accuracy, cleaning standards, maintenance response and check-in success. Where standards are not met, we may ask for a corrective action plan. Repeated or serious underperformance may affect your visibility, booking allocation or ability to operate on Weemzy.

17. Inspections & reviews

Weemzy may carry out property inspections or request supporting information to verify standards are being maintained. Where possible, inspections will be arranged with reasonable notice. Urgent safety, fraud or compliance concerns may require quicker action.

You are responsible for ensuring your business and properties comply with all applicable laws, including registrations, permits, licences, insurance, tax, employment and health and safety requirements. Notify us immediately of any regulatory issue, insurance lapse or other change that could affect your ability to operate.

19. Guest data & privacy

Use guest information only for legitimate purposes; fulfilling bookings, guest support, safety and compliance. Do not sell, export, share unnecessarily or use guest data to bypass Weemzy. Keep data secure and comply with applicable data protection laws. Report any data breach involving Weemzy or guest data immediately.

20. Content ownership

You retain ownership of your photos, descriptions and original materials. By listing on Weemzy, you give us permission to use approved listing content to display, market and promote your properties across devices and channels. You must have the right to use any content you upload. Weemzy retains ownership of its platform, software, brand and technology.

21. Confidentiality

Both parties must keep sensitive business information confidential; including pricing, commercial terms, guest and owner information, allocation rules and technology. Share confidential information only with those who genuinely need it.

22. Reporting & owner visibility

Keep accurate records of bookings, payments, guests, incidents, maintenance and owner accounting. Where an owner dashboard is available, Weemzy may display relevant performance and financial information to the authorised owner. Guest personal data and operator-confidential information should not be unnecessarily exposed.

23. Complaints & serious incidents

You are responsible for first line guest support. Escalate serious issues to Weemzy promptly including guest injury, crime, serious property damage, safety incidents, data breaches, regulatory issues or significant reputational risk. Cooperate fully with investigations, complaints, chargebacks and insurance claims.

24. Suspension & removal

We may temporarily suspend an operator, property, listing, payout or booking allocation where there is a serious concern; including fraud, safety risk, illegal activity, serious guest harm, unauthorised inventory or repeated poor performance. For less urgent issues, we will normally give you the opportunity to correct the problem first.

25. Ending the relationship

Either party may end the relationship in accordance with the notice period in the Commercial Schedule. On exit, we will work together to manage existing bookings, guest communication, refunds, relocations, outstanding balances and account access. Ending the agreement does not remove responsibilities for bookings, payments or incidents that occurred before termination.

26. Working fairly with Weemzy

Do not deliberately divert Weemzy generated guests, bookings or owner opportunities away from the platform to avoid agreed fees or obligations. This does not prevent you from operating your normal business or communicating directly with guests to fulfil their stay. Specific non-circumvention terms are set out in your Commercial Schedule.

These Terms are governed by Nigerian law. If a dispute arises, both parties must first attempt resolution in good faith through senior representatives within 30 days of the dispute being raised. If unresolved, either party may refer the matter to mediation. If mediation does not resolve the dispute within 30 days of referral, it will be finally determined by arbitration under the Arbitration and Conciliation Act (as amended) of Nigeria, with the seat of arbitration in Lagos and proceedings conducted by the Lagos Court of Arbitration. Nothing in this clause prevents either party from seeking urgent interim relief from a Nigerian court where necessary.

Commercial Schedule

Your individual Commercial Schedule sets out commission, fees, payout cycle, payment responsibilities, refund and chargeback rules, cancellation terms, service standards, performance targets, insurance requirements and any special portfolio terms.

Building Schedule

Where you operate within a shared or multi-operator building, the Building Schedule sets out which units and operators are involved, building standards, apartment categories, pricing rules, booking allocation, System of Record, shared services, responsibilities, common costs, guest moves and the exit process.
