Owner Terms of Engagement

By submitting a property or accessing your owner dashboard, you agree to these Terms. Please read these Terms alongside our Privacy Policy and any commercial agreement provided to you.
1. What Weemzy does for owners
Weemzy connects property owners with vetted professional operators who manage short stays on their behalf. As an owner, your role is to submit your property, engage an approved operator and monitor performance through your dashboard. You do not manage listings, upload content or handle guests directly, your operator does this on your behalf.
2. Who may submit a property
You must be at least 18, legally able to enter into an agreement and have clear legal authority over the property through ownership or a written mandate. If you represent another person or group of owners, you must identify the owner and provide evidence of your authority when requested. You are responsible for obtaining any consent required from co-owners, lenders or building managers before submitting.
3. How to get started
You may submit your property in one of two ways:
Self submission; Complete the owner submission form on the Weemzy website with your property details and supporting documents.
Assisted submission; Register your interest and a Weemzy Relationship Manager will contact you to guide you through the process.
Either route leads to the same outcome assessment, verification and, if approved, matching with a vetted operator. Submitting a property does not guarantee assessment, approval, operator matching, listing, bookings or income.
4. Information you provide
You must provide complete, accurate and current information about yourself and your property, including identification, ownership documents, property details, photographs, building rules and any known defects or restrictions. Notify us promptly if anything changes or if you become aware of any issue that could affect ownership, access, safety or lawful use of the property.
5. Ownership & title
You confirm that you have good title or sufficient legal authority over the property and that all documents provided are authentic and not misleading. You must disclose any mortgage, title dispute, tenancy, planning restriction or other matter that could prevent or limit short-stay operation.
6. Property assessment
We may conduct a desktop review, a site visit or both before approving a property. You must provide safe access at a mutually agreed time. An assessment is for Weemzy's onboarding process only, it is not a structural survey, valuation or professional certification. We may recommend works or improvements before a property can go live. These recommendations do not create any obligation on Weemzy to fund or supervise those works.
7. Operator matching
Once your property is approved, Weemzy will work to match it with a suitable vetted operator based on location, property type and operator performance. You remain responsible for reviewing and approving the proposed operator and commercial terms. No operator is appointed until both parties enter into a written management agreement. Weemzy will not appoint an operator on your behalf unless you give separate written authority.
8. Your agreement with your operator
Your management agreement with your operator governs the day to day operation of your property; including services, fees, maintenance responsibilities, reporting, performance standards and termination. While Weemzy introduces and approves operators against our service standards, your operator runs your property independently under your agreement with them. Weemzy is not a party to that agreement and is not responsible for your operator's individual actions or omissions.
That said, Weemzy takes the quality of our operator network seriously. Where a concern involves an operator's conduct on the Weemzy platform, we will investigate and take appropriate action including suspension or removal, where our standards have not been met.
9. Your owner dashboard
Once your property is live, you will have view access to an owner dashboard showing agreed information such as listing status, occupancy, bookings and earnings. Listings, content and reservations are managed by your operator, the dashboard is your visibility layer, not an operational tool. Dashboard figures may be provisional until reconciled and do not replace statements issued under your commercial agreement. Guest personal data will be limited in line with our Privacy Policy.
10. Earnings & payouts
Your earnings are calculated and distributed in accordance with your commercial agreement. Weemzy charges operators a commission of 10% on each completed booking. Weemzy does not guarantee any level of bookings, occupancy or income. Raise any earnings queries with your operator in the first instance or contact Weemzy if the matter cannot be resolved.
11. Weemzy's ability to intervene
Weemzy's ability to actively support, mediate or intervene in the relationship between you and your operator depends on Weemzy being the sole technology platform used for the management and distribution of your property. Where an operator manages your property using systems or platforms outside of Weemzy, whether for bookings, calendar management, distribution or guest records. Weemzy has limited visibility of operational activity and cannot be expected to monitor, audit or take responsibility for what happens outside the platform.
Where Weemzy is your operator's sole hospitality technology partner for your property, we are able to:
- Monitor operator performance against our service standards
- Provide full booking, occupancy and earnings visibility through your dashboard
- Investigate complaints or concerns raised by you about your operator
- Mediate disputes between you and your operator where both parties agree
- Take platform level action, including suspension or removal; where our standards are not being met
Where Weemzy is not the sole platform in use, our ability to provide these protections is materially reduced. We will always do what we can within the limits of our visibility, but owners are encouraged to ensure their operator agreement requires the use of Weemzy as the primary operational platform for their property.
12. Your responsibilities
As an owner your responsibilities are:
- Maintaining structural integrity and major capital items
- Ensuring the property has valid legal authority for short-stay use
- Maintaining buildings insurance appropriate for short-stay use
- Notifying your operator and Weemzy of any planned works, building disruptions or access restrictions
- Complying with applicable landlord, mortgage or regulatory requirements
- Responding promptly to approvals and urgent issues
- Keeping your account details and documentation up to date
13. Insurance & legal compliance
You must maintain buildings insurance appropriate for short-stay operation and disclose this use to your insurer, lender or any other party where required. You are responsible for all owner-side legal and regulatory requirements relating to the property. Operational compliance responsibilities sit with your operator under your management agreement.
14. Sale, refinancing & other changes
Notify Weemzy and your operator promptly of any proposed sale, transfer, refinancing, new tenancy or other event that may affect the property. A sale or transfer does not automatically transfer a listing or operator appointment. The affected parties must agree an orderly transition that protects confirmed guests and settles outstanding amounts.
15. Privacy & confidentiality
We handle your personal information in accordance with our Privacy Policy. You must keep non-public guest, commercial and operator information confidential and use it only for legitimate purposes connected to your property relationship. You may not contact guests directly outside the agreed operating process or use guest information for any unrelated purpose.
16. Suspension & removal
Weemzy may suspend or remove an owner account or property where there is a material concern involving safety, misrepresentation of authority, fraud or serious breach of these Terms. Where the issue is less urgent, we will give you a reasonable opportunity to resolve it first. You may withdraw your property at any time before a commercial agreement is signed. Once a property is operating, withdrawal rights are governed by your commercial agreement.
17. Weemzy's responsibility
Weemzy will provide its owner facing services with reasonable care and skill. Weemzy is not responsible for the independent actions of approved operators, hidden property defects, ownership disputes or market performance that it did not cause. Nothing in these Terms excludes liability that cannot lawfully be excluded.
18. Changes to these Terms
We may update these Terms from time to time. The current version and update date will be published on this page. Where a change materially affects an active owner relationship, we will provide reasonable notice.
19. Legal
These Terms are governed by the laws of the Federal Republic of Nigeria. If a dispute arises, both parties must first attempt resolution in good faith within 30 days. If unresolved, either party may refer the matter to mediation. If mediation does not resolve the dispute within 30 days of referral, it will be finally determined by arbitration under the Arbitration and Conciliation Act (as amended) of Nigeria, with the seat of arbitration in Lagos and proceedings conducted by the Lagos Court of Arbitration. Nothing in this clause prevents either party from seeking urgent interim relief from a Nigerian court where necessary.
